ARE YOU A "BED AND BREAKFAST?"
Hearthstone is not a "bed & breakfast" as such, but rather an independent, family-owned, "country inn"- style limited service hotel (NOT a "motel") which provides a B&B "feel" together with the luxury and amenity similar to those "H-type" nationally branded lodging properties. You really do get the best of both at Hearthstone Inn & Suites! No catchy TV commercials.  No funny elves in pointed hats.  You WILL find that we are listed on several "B&B" internet search sites as well as numerous hotel/motel lodging internet search sites. In either case, we truly strive to redefine "hospitality" beyond the norm! (When booking, be sure to book directly at this website in order to avoid unexpected surcharges added by those well-known hotel search engines.)

HOW MANY ROOMS DO YOU HAVE?
Hearthstone Inn features 20 rooms:  Nine (9) King Rooms (one King-size bed), Nine (9) Double Queen (2 Queen-sized beds), and Two (2) Deluxe Jacuzzi King Suites (1 King-sized bed and 1 Queen-sized sleeper sofa).  For handicap accessibility, one (1) King Room and one (1) Deluxe Jacuzzi Suite are ADA-designed, however there are no roll-in showers.  We have three (3) connector rooms - one (1) King/King and two (2) King/Double Queen.

Hearthstone, not being a national-branded franchise, is a one-of-a-kind lodging property with very high-level quality standards. Some folks consider us to be a "big B&B", while others classify us as a bonafide "world-class hotel" in quality. We regularly host VIPs from local universities, companies, and professional organizations. From the Senator/Governor of Ohio to the traveling business guest to the family just "visiting the area" or checking out a local college, Hearthstone seeks to provide a level of quality far above the typical chain-lodging property! We've been recognized by the Travel staff of the Cincinnati Enquirer , Ohio Magazine's "Long Weekends" publication, and Fodor's© "Where to Weekend Around Ohio" (but we also make a great get-away during the week!). HOW ARE YOU DIFFERENT FROM ORDINARY HOTELS / MOTELS?

Being independently managed and family-owned limited-service hotel allows us to be really "fussy" when it comes to our level of guest service, room cleanliness, guest amenity, and down-home "warmth". Just walking into our lobby entrance you'll feel the Hearthstone difference. Step into your room and you'll immediately see the difference. Ever feel "anonymous" while registering at a national "chain" property? Not here!  The vast majority of guests thoroughly enjoy our distinctive design and departure from the typical modernist/business stoic feel of most national brands.

WHAT KIND OF BREAKFAST DO YOU SERVE?
Our "Deluxe Continental Breakfast" is a delightful assortment of tasty items such as Bob Evans© sausage biscuits, non-fat fruit yogurts, seasonal fruit salad, cinnamon rolls, cheese danish, hard boiled eggs, blueberry & banana muffins, assorted cold cereals, juices, Quaker© Oatmeal, locally roasted and custom-blended coffee, regular and raisin bagels, and an occasional surprise. You'll not be disappointed!

DO YOU HAVE A POOL?
As a small independent country inn based on a "bed & breakfast" model of service, we do not offer a pool. Most Hearthstone guests keep pretty busy with the numerous tourism attractions in our area, hiking, biking, dining out, antiquing, etc.! We are located adjacent to the popular Ohio-to-Erie Bike Trail system and have bikes for rent.

WHAT IS YOUR SMOKING POLICY?
While the vast majority of our guests are not smokers, our front porch (or anywhere else outside our building) is available. We do not, however, offer any "smoking rooms". Violation of our smoking policy will result in a significant surcharge being levied. We were the first area hotel to establish this policy in 2001.  Most others have followed suit.

ARE THERE NEARBY RESTAURANTS TO EAT AT?

In our immediate vicinity you'll find several "small town" options. Directly across the street from Hearthstone is Main Street Station family diner/restaurant, featuring great burgers, plus steak, fish, and even home-made pies (Closed Sundays). Our town also offers Colonial Pizza, Beans 'n Cream Cafe, Stony Creek Roasters cafe, Double Dragon Chinese restaurant, Subway®, and Mom & Dad's Dairy Bar. In the nearby Village of Yellow Springs (just 10 minutes away) you'll find an array of locally-popular eateries from basic to gourmet - with even some neat "organic"- type restaurants in the mix! Two of the most popular restaurants in our region are Young's Jersey Dairy and the Golden Jersey Inn , both of which feature Ohio's #1 rated ice cream. Yummmm!

DO YOU HAVE A MEETING / CONFERENCE ROOM?
Indeed we do! We can host your next small group meeting, club social, church retreat, business training retreat, special event, family reunion, graduation reception, etc. Up to 40 people can be accommodated for a sit-down activity. Even more are able to use our Conference Room if your event is "come-and-go". Hearthstone can even cater your meal, whether it is "plated & waited", a buffet selection, or simple, self-serve hors d'oeuvres for a quick reception!

WHAT IS THERE TO DO IN / AROUND HEARTHSTONE INN & SUITES?
Our beautiful area of Greene County, Ohio offers a truly wide selection of recreational attractions including the acclaimed Ohio bike trail system (we're located on the Ohio-to-Erie Trail), easy hiking in several outstanding parks (Indian Mound, Clifton Gorge, John Bryan State Park, and Glen Helen Nature Preserve). We offer antiquing in Waynesville, Ohio (20 minutes) and Springfield, Ohio (15 minutes), a visit to the historic Clifton Mill (5 minutes),concerts and shows (Fraze Pavillion, Springfield Arts Council, Ervin J. Nutter Center, Dayton Philharmonic Orchestra), canoeing down the Little Miami River (20 minutes), museums (including the fabulous National Museum of the U.S. Air Force (25 minutes), the National Afro-American Museum and Cultural Center (5 minutes) and the Heritage Center of Springfield, Ohio (15 minutes). Shopping? Tanger Outlets of Jeffersonville, Ohio is just 15 minutes away!

DO YOU ALLOW PETS?

We do understand that - on occasion - it is difficult to find safe & reliable "sitting" for pets while travelling. Therefore, we have established specially-designated rooms for pets  and their owners.  This allows us to better control for cleanliness and potential allergens - as a courtesy to other guests.

If you desire to bring your pet, please note that we limit our policy to dogs.  We will provide you with a PET POLICY information sheet, along with a second, follow-up Confirmation Letter, once your initial reservation has been received.  

Animal weight is restricted to 30 pounds (maximum).  It is expected that your pet will be well-mannered, not a "barker", will be kept off room furnishings, must have its own portable kennel/travel cage, and does not eat children.

We require that those planning to bring pets indicate such by including this information under "SPECIAL REQUESTS" during the reservation process.

Our nominal pet fee is $15.00 for the first pet, $10.00 for each additional.  Additional days after check-in are $10.00 per pet per day.

There is no pet fee for licensed Service Dogs and are exempt from the above weight restrictions.

Evidence of guests keeping non-declared pets in their room will be surcharged $50.00 per pet/per day in ADDITION TO the standard pet fee guidelines above.
Cancellations and Guest Policies


SINGLE/DOUBLE OCCUPANCY : Reservations at Hearthstone Inn & Suites are based on Single/Double occupancy. Children ages 12 and under are accommodated free of charge. Guests ages 13 and above are an additional $7.00 each.

RESERVATION CANCELLATIONS AND CHANGES:

Guidelines for canceling or changing your specific reservation will be found in your CONFIRMATION LETTER which you should receive separately via e-mail (or postal mail if required). Please call us at 1-877-OHIO-INN (644-6466) if you do not.

RESERVATION CHANGES : Any change(s) to your reservation must be done, by telephone, PRIOR to the cancellation period for your date(s) of stay. A revised CONFIRMATION LETTER should be sent to you after you request a change. If you do NOT receive one, please notify us as it is the ONLY verification there is to avoid "late cancel" fee from being charged if you shorten your stay.

CANCELLATIONS : Unlike national franchise hotel/motel properties, we are unable to cancel reservations with the typical "by 6:00 p.m. the day-of-arrival".  

Room reservations which are booked SAME DAY or DAY PRIOR to check-in date are NON-CANCELABLE without a one (1) night charge being applied for each room reserved. 


NON-EVENT TIMES: Most typical reservations (non-major area events) require cancellation notification by 4:00 p.m. TWO (2) DAYS PRIOR to Arrival/Check-in. If you need to cancel your standard-room reservation for any reason, please call us by phone before 4:00 p.m. TWO DAYS PRIOR to your reserved date of Arrival/Check-in to avoid cancellation penalty. Unless cancelled within the open cancellation period, reservations booked after 4:00 p.m. less than two days prior to check-in (including same-day reservations) are fully charged, late-cancelled single-night stays are fully charged, and for multi-night stays, the first night will be fully charged.

EVENT TIMES: In view of our limited availability and high demand, some special event occasions may require either THREE (3) or SEVEN (7) full days notification to cancel. Please be sure to make note of the Cancellation Guidelines for your specific date(s) of stay at time of reservation. Unless cancelled within the open cancellation period, late-cancelled single-night stays are fully charged, and for multi-night stays, the first night will be fully charged.

JACUZZI KING SUITES :

Booked 8 or more days in advance - a SEVEN (7) day cancellation required.
Booked 4-7 days in advance - a THREE (3) day cancellation required.
Booked 3 days or less - NON-CANCELLABLE without full charge for one (1) night.

Unless cancelled within the allowed cancellation period, late-cancelled single-night stays are fully charged, and for multi-night stays, the first night will be fully charged.

Providing us with your e-mail address at time of reservation will ensure that you receive written confirmation and correct cancellation guidelines.

ILLNESS, INCLEMENT WEATHER, OR EMERGENCY : While we understand the unexpected need to cancel arrival plans due to illness, weather, or personal/family emergency, due to our limited availability and high demand as an independent boutique property, we regret that we are unable to issue refunds greater than the first day of your scheduled arrival.


EARLY DEPARTURES: Early departures after check-in are considered as cancellations and, as such, are fully billable for ALL CANCELLED NIGHTS OF STAY as indicated in your original reservations.

SMOKING POLICY : Hearthstone Inn & Suites features a FULLY NON-SMOKING environment. THIS INCLUDES E-CIGARETTES (i.e. "vaping"). Smoking rooms are NOT available. Smoking is permitted anywhere outside the building. A surcharge of $250.00 will be levied for any single instance of smoking from within our guest rooms or inside the building. Fire alarm activation due to e-cigarettes will incur a $100.00 surcharge.

The lighting of CANDLES and OPEN FLAME is likewise prohibited in our building by order of the Fire Marshall and Ohio Revised Code fire regulations. A surcharge of $50.00 shall be applied for incidents of unapproved open flame or lighting of matches from within the building. 


PET POLICY : Pets are welcome, with notification, but are limited to dogs ONLY. An additional PET FEE applies, $15.00 per pet, first day, $10.00 per pet, each additional day. Specific rooms are designated as pet-friendly. Presence of pets without prior notice will result in full room charges, a $50 room-cleaning penalty, and immediate termination of accommodation. You are required to notify us in advance if you are planning to bring your pet. A separate PET GUIDELINES will be sent to guests planning to bring their pet.
