Frequently Asked Questions
Hearthstone Inn & Suites, not being a national-branded franchise, is a one-of-a-kind lodging property with very high-level quality standards. Some folks consider us to be a "big B&B," while others classify us as a bonafide "world-class hotel" in quality. We regularly host VIPs from local universities, companies, and professional organizations. From the Senator/Governor of Ohio to the traveling business guest to the family just "visiting the area" or checking out a local college, Hearthstone seeks to provide a level of quality far above the typical chain-lodging property!
We are an annual TripAdvisor "Excellence-Rated" property, plus we've been recognized by the travel staff of the Cincinnati Enquirer, Ohio Magazine's "Long Weekends" publication, and Fodor's© "Where to Weekend Around Ohio." (We also make a great get-away during the week!) Just read some of the happy guest comments below!

Hi! I just wanted to comment on my recent stay at the Hearthstone Inn. I travel quite a bit for business and pleasure, and your Inn was one of the nicest places at which I have ever stayed! Your staff is very friendly and helpful, and I had a fantastic time on my vacation to Ohio. I have stayed at hotels that are over twice the price, and few can match the Hearthstone in service and comfort. The breakfast is a great way to start the day, and I think your hotel is the cleanest one in the USA! Thanks again for your hospitality, and I hope to be back again someday soon!—A.P., Littleton, Colorado
HOW MANY ROOMS DO YOU HAVE?
Hearthstone Inn features 20 rooms: 9 King Rooms (with one king-size bed), 9 Double Queen Rooms (with 2 Queen-sized beds), and 2 Deluxe Jacuzzi King Suites (with 1 king-sized bed and 1 queen-sized sleeper sofa).
DO YOU HAVE ACCESSIBLE ROOMS?
For handicap accessibility, 1 King Room and 1 Deluxe Jacuzzi Suite are ADA-designed, however, there are no roll-in showers.
DO YOUR ROOMS CONNECT?
We have 3 connector rooms—1 King/King and 2 King/Double Queen.
HOW ARE YOU DIFFERENT FROM ORDINARY HOTELS / MOTELS?
Being an independently-managed and family-owned limited-service hotel allows us to be really "fussy" when it comes to our level of guest service, room cleanliness, guest amenities, and down-home warmth. Just walking into our lobby entrance, you'll feel the Hearthstone difference. The vast majority of our guests thoroughly enjoy our distinctive design and departure from the typical modernist/business stoic feel of most national brands.
WHAT KIND OF BREAKFAST DO YOU SERVE?
Our Deluxe Continental Breakfast is a delightful assortment of tasty items such as heat n' eat sausage/cheese biscuits, bacon/cheese croissants, bacon/egg breakfast burritos, non-fat fruit yogurts, fruit salad, cinnamon rolls/coffee cake, hard-boiled eggs, muffins, assorted cold cereals (including gluten-free options), juices, Quaker© Oatmeal, locally roasted and custom-blended coffee, plain and blueberry bagels, and an occasional surprise. You'll not be disappointed!
DO YOU HAVE A POOL?
As a small independent country inn based on a "bed & breakfast" model of service, we do not offer a pool. Most Hearthstone guests keep pretty busy with the numerous tourist attractions in our area, hiking, biking, dining out, antiquing, etc.! We are located adjacent to the popular Ohio-to-Erie Bike Trail system and have bikes available for rent.
WHAT IS YOUR SMOKING POLICY?
Although the vast majority of our guests are not smokers, our front porch (or anywhere else outside our building) is available for smoking. We do not, however, offer any smoking rooms. Violation of our smoking policy will result in a significant surcharge being levied. We were the first area hotel to establish this policy in 2001. Most others have followed suit.
ARE THERE NEARBY RESTAURANTS?
In our immediate vicinity, you'll find several "small town" options. Our town offers Lola's Mexican Restaurant (right across the street!), Colonial Pizza, Beans 'n Cream Cafe, Orion Coffee Roaster's Cafe, Subway®, and Mom & Dad's Dairy Bar/Grill. In the nearby Village of Yellow Springs (just 10 minutes away), you'll find an array of locally-popular eateries from basic to gourmet—with even some neat organic-type restaurants in the mix. Another popular restaurant in our region is Young's Jersey Dairy, which features Ohio's #1 rated ice cream. Yummmm! Visit our Local Restaurants page for more dining information.
DO YOU OFFER ANY SPECIAL "ADD-ON" ITEMS OR "PACKAGES"?
We do have a selection of items that you can add to your reservation in order to make your stay extra "special" such as cheese/fruit baskets, silk rose petals, seasonal bouquets, faux champagne (carbonated grape or apple juice), balloons, and bike rentals. You may indicate these at time of reservation online or by phone. As we are an independent hotel and not a "bed and breakfast", your other dining options would be local restaurants such as in the Village of Yellow Springs or in Xenia, both about 10 minutes away.
DO YOU HAVE A MEETING / CONFERENCE ROOM?
Indeed we do! We can host your next small group meeting, club social, church retreat, business training retreat, special event, family reunion, graduation reception, etc. Up to 40 people can be accommodated for a sit-down activity. Even more can use our Conference Room if your event is "come-and-go." Hearthstone can even cater to your meal, whether it is "plated & waited," a buffet selection, or simple, self-serve hors d'oeuvres for a quick reception!
WHAT IS THERE TO DO IN / AROUND HEARTHSTONE INN & SUITES?
Our beautiful area of Greene County, Ohio offers a truly wide selection of recreational attractions including the acclaimed Ohio bike trail system (we're located on the Ohio-to-Erie Trail), and easy hiking in several outstanding parks (Indian Mound, Clifton Gorge, John Bryan State Park, and Glen Helen Nature Preserve). We offer antiquing in Waynesville, Ohio (20 minutes) and Springfield, Ohio (15 minutes), a visit to the historic Clifton Mill (5 minutes), concerts and shows (Fraze Pavillion, Springfield Arts Council, Ervin J. Nutter Center, Dayton Philharmonic Orchestra), canoeing down the Little Miami River (20 minutes), museums (including the fabulous National Museum of the U.S. Air Force (25 minutes), the National Afro-American Museum and Cultural Center (5 minutes), and the Heritage Center of Springfield, Ohio (15 minutes). Shopping? Tanger Outlets of Jeffersonville, Ohio is just 15 minutes away! Visit our Area Attractions page for more details.
Our Courtesy Game Room is available on our second floor, next to our balcony area. It features board games, an online computer, a big screen TV, videos for the kids, several tables, chairs, and table-top games. Get together with your in-house friends and/or family, close the door, and enjoy your own private time of social interaction, have a pizza, and watch a movie or a TV program. This room may also be rented at a very reasonable cost for access to non-guest friends and family.
HOW CLOSE ARE YOU TO THE OHIO-TO-ERIE BIKE TRAIL?
20 feet. Our hotel sits astride the trail! We are centrally located between Cincinnati and Columbus. 7.8 miles from the Xenia trail hub. Stay in Cedarville instead of Xenia - you'll be GLAD you did!
DO YOU ALLOW PETS?
YES we do. We do understand that it is occasionally difficult to find safe & reliable "sitting" for pets while traveling. Therefore, we have established specially-designated rooms for pets and their owners. This allows us to better control for cleanliness and potential allergens as a courtesy to other guests.
We will provide you with a Pet Policy information sheet, along with a second, follow-up confirmation letter once your initial reservation has been received. This will provide important "Things to Know" for keeping your pet with you at Hearthstone Inn & Suites.
DOGS: Dog weight is typically restricted to 30 pounds in order to insure guest safety and comfort, plus minimize after-departure room clean-up. Please call us for any weights above this. It is expected that your pet will be well-mannered, not a "barker," and will be kept off room furnishings/bedding. Smaller dogs should have a portable kennel/travel cage. Larger dogs are not required to have a portable kennel (although highly recommended), but they must have their own bedding, must not be allowed to be on the room furnishings/bedding, and should not eat children. No dogs are to be left alone in the guest room at ANY TIME, with the sole exception of breakfast time (assuming pet is well mannered and does not go on furniture/bedding.) Please avoid the embarrassment and inconvenience of Management needing to call you in order to attend to your pet.
CATS: Please call us if you desire to have your cat accompany you. Due to claws and allergens unique to cats, your pet must be fully-contained in a travel carrier/cage at all times while in the guest room. We do love our "fur babies", however free-roaming is not permitted in our hotel.
OTHER PETS: Please call us.
We require that those planning to bring pets indicate such by including this information under "SPECIAL REQUESTS" section within your online reservation during the reservation process.
PET FEES: Our pet fee is $45.00 first night, $35.00 additional nights for the first pet, $35.00 first night, $25.00 additional nights for a second pet. We will send you our Dog Guidelines upon receiving your reservation. NOTE: Dogs which are known to be "shedders" are $55.00 the first day, and $45.00 additional days. We will send you our Pet Guidelines upon receiving your reservation.
There is no pet fee for officially-licensed Service Dogs and they are exempt from the above weight restrictions. An ESA dog is not exempt and regular pet fees apply.
Evidence of guests keeping non-declared pets in their room will be surcharged $50.00 per pet/per day in addition to the standard pet fee guidelines above. Immediate guest departure may also be required, based on circumstances as determined by our Management.
